Fifteen typical Israeli briefs, each resolved into a specific floor system with two alternatives and the engineering reasoning behind the choice. Use this as a worked-example reference: find the closest case to your project, read the recommended spec, and adjust for site specifics. Each case names the actual current Sika / MasterTop / Mapei / Flowcrete SKU per the manufacturer's TDS.

Residential

1. Tel Aviv penthouse — aesthetic, warm-floor compatible

Alt 1: European white oak engineered parquet 14 mm, click or glued (Sika SikaBond-T55) on acoustic underlay — only if substrate is < 2% CM moisture.
Alt 2: Polished concrete L3 (1500-grit, lithium densifier Sikafloor ProSeal W) — requires good base slab; impossible on thin self-leveller.
Microcement is the only system that achieves seamless 200 m² penthouse coverage with warm-floor compatibility and the aesthetic that buyers at this segment expect. Parquet matches in resale value but is wrong in a glass-wall sea-view penthouse where 75% RH summer cycles wood movement.
Residential / Coastal

2. 200 m² coastal villa in Herzliya — sea air

Alt 1: Decorative epoxy terrazzo Sikafloor EM-10, 10 mm with brass dividers — seamless, salt-resistant, aspirational.
Alt 2: Travertine or basalt natural stone — traditional, but grout absorbs sea-air chlorides and stains in 5 years.
Coastal air carries chloride aerosol 3–5 km inland. Aromatic epoxy yellows in UV through windows. Polished concrete sealed with polyaspartic is the inertest surface — no organic chemistry to break. A 200 m² villa is at the limit of microcement's 80 m² seamless field.
Commercial Office

3. Office floor 500 m² in Ramat Gan

Alt 1: Vinyl-flake decorative epoxy — Sikafloor DecoDur EB-Flake 1/8" Torginol Domino blend, 70% coverage.
Alt 2: Sikafloor-264 SL pigmented 2 mm + Sikafloor-305W gloss topcoat — fastest install for tenant fit-out timelines.
Offices are not industrial floors. Polished concrete is lowest TCO at this scale, and the "concrete loft office" visual is the current tenant preference in the Tel Aviv / Ramat Gan tech corridor. R10 satisfies office accessibility law.
Hospitality

4. Cafe + kitchen in Tel Aviv — small commercial with R11 kitchen

Alt 1: Polished concrete dining + PurCem kitchen — cheaper, less forgiving on spilled wine.
Alt 2: Epoxy SL dining (Sikafloor-264) + epoxy quartz-broadcast kitchen R11 — cheaper, lifecycle half. Skip if lease > 5 years.
Kitchens with hot oil, citric acid, CIP detergents, and slip risk are textbook PU-cement zones. Epoxy in kitchens is the most common spec mistake in IL hospitality — fails in 18–30 months under lactic-acid + hot water. The premium for PurCem (₪ +200/m²) is recovered in the first re-coat avoided.
Food / R12 Wet

5. Restaurant kitchen 80 m² industrial — R12 wet

Alt 1: PurCem 21N 6 mm + aluminum oxide 0.6–1.5 mm medium broadcast — only for prep-only kitchens without heavy oil or blood.
Alt 2: BASF Ucrete UD200 HD 9 mm — direct PurCem 22N equivalent.
R12 + hot wash + acids + oils + thermal shock freezer-to-wok = PurCem HD, no debate. The cove-base is not aesthetic, it is HACCP-required (no 90° internal angle traps bacteria). Skip the cove and you fail the audit.
Heavy Industrial

6. Warehouse 2000 m² with forklifts

Alt 1: Epoxy SL Sikafloor-263 SL 4 mm pigmented + quartz-filled backbone — cheaper install, 8-year life vs 25-year for hardened concrete.
Alt 2: PurCem 21 6 mm — overkill for dry warehouse, justified if cold-room or chemical zones present.
Forklift loads + pallet drops + the absence of acid/wash-down means hardened concrete beats every resinous topping on lifecycle cost. The error is putting epoxy in a forklift warehouse — first pallet-drop chips the topping, water gets under, delamination progresses. R11 here destroys PU forklift wheels.
Pharma ESD GMP

7. Pharmacy storage room 300 m² — ESD, GMP

Alt 1: Sikafloor-262 AS (conductive, ≤ 10⁶ Ω) — for ATEX-rated zones with flammable vapours, electronics assembly.
Alt 2: PurCem 21N ESD variant — only if wet-clean (rare in pharma storage).
ESD is mandatory at GMP-listed pharma. Standard epoxy is an insulator and will not pass IEC 61340 test. The choice between dissipative (235 ESD) and conductive (262 AS) depends on whether the room handles powders/aerosols (conductive needed) or finished tablets (dissipative sufficient).
Food Production

8. Food production 1500 m² — HACCP, CIP, R12

Alt 1: BASF Ucrete UD200 / MF — direct competitor, equivalent HACCP cert.
Alt 2: Flowcrete Flowfresh HF — equivalent. Some IL importers stock Flowcrete only.
Food production at this scale is a 20-year asset. Only PU-cement HD systems survive daily CIP, lactic/acetic acid, ammonia leaks, blood/fat, and −40 °C to +90 °C thermal shock. The certs (HACCP, ISEGA, NSF/ANSI 51, FDA 21 CFR 175.300, Badatz Kosher) are all on the PurCem TDS. No alternative chemistry has all the certs.
Cold Storage

9. Cold storage −20 °C 400 m² — MMA territory

Alt 1: PurCem 22N HD installed during cold-room shutdown (warm to +5 °C minimum, install at +10 °C, return to −20 °C after 7 days). Cheaper materials, hugely more downtime.
Alt 2: Bare hardened concrete sealed with Sikafloor ProSeal W — only for short-life or low-spec cold rooms.
MMA cures in cold. PU-cement and epoxy do not (epoxy ratchets cure speed at < 10 °C; PU-cement won't cure < 5 °C). The killer use case for MMA Pronto is shutting the cold room for 24 hours instead of 7 days. The constraint is ventilation — forced extraction, vapour PPE, occupancy return only after full cure plus 30 min air exchange.
Sport / Playground

10. Gym and kids playground — rubber EN 14904 / EN 1177

Alt 1: Prefab rubber tile 50×50 cm interlocking EPDM (Mondo / Domo) — faster install, replaceable damaged tiles, slightly lower seamless aesthetic.
Alt 2: Vulcanized rubber sheet (Mondo Sportflex Super X) — premium indoor sport, IAAF/FIBA cert, ~2× cost.
Safety standards (EN 1177 HIC < 1000, EN 14904) are pass/fail. Specifying 9 mm "rubber gym floor" is below code for shock-pad indoor sport — minimum 14 mm. Specifying 25 mm playground under 2 m equipment is below code — minimum 80 mm for a 2 m fall. Don't argue with EN 1177.
Healthcare

11. Hospital corridor 800 m² — bacteriostatic, easy clean

Alt 1: Sheet vinyl (Tarkett iQ Granit / Forbo Sphera) — fastest install, lowest material cost, but seams at 2 m intervals are bacteria reservoirs after 5 years.
Alt 2: PurCem 21N 6 mm — overkill chemically, but ideal for ICU / theatre wash zones.
Hospital corridors have low chemical load but high cleaning-chemical exposure (chlorhexidine, quaternary ammonium), high foot/bed traffic, and strict acoustic + low-VOC requirements. Silver-ion biocide reduces MRSA colonisation per published Mapei studies. Coved 100 mm to wall — no 90° junction (HAI infection control).
Automotive Showroom

12. Showroom car dealership — aesthetic with R10

Alt 1: Sikafloor DecoDur Metallic FX — Eckart Stapa Metallux 2-layer pour, dramatic depth, trained applicator required.
Alt 2: Polished terrazzo Sikafloor EM-10 10 mm with mirror-chip and brass dividers — ultimate luxury showroom, 3× the cost.
Showrooms demand visual depth + gloss + tyre-mark resistance + R10 minimum (customers walking in heels). Polished concrete with metallic seed is the cost-optimum. Metallic FX epoxy is more dramatic but requires re-coat at 7–10 years; polished concrete is essentially permanent.
Coastal Industrial

13. Coastal warehouse Haifa port — hot, saline

Alt 1: Hardened concrete with chloride-resistant densifier (Sikafloor ProSeal W + Prosoco LSGuard) + polyaspartic clear seal.
Alt 2: PurCem 22N HD if forklifts > 5 t.
Port-side air is the harshest condition in Israel — chloride aerosol, UV from open dock doors, occasional rain wash through roller doors, hot summer slab temperatures. Aromatic epoxy yellows and embrittles. PurCem matches concrete CTE, polyaspartic topcoat survives UV indefinitely.
Residential Wet

14. 50 m² bathroom remodel — microcement

Alt 1: Large-format porcelain tile 80×80 cm with linear drain — easier maintenance, but grout lines compromise the seamless wet-room aesthetic.
Alt 2: Resin epoxy 3D effect — gimmicky, dates fast.
Bathroom remodels are why microcement exists. Wall-to-floor-to-counter continuity is the value proposition. Critical: fiberglass mesh in scratch coat (substrate-crack telegraphing is the #1 microcement defect), wet-zone PU sealer with anti-slip additive (DIN 51097 B minimum), continuous primer over old tile. Moisture max 4% CM before primer.
Retail Fit-Out

15. 100 m² shop fit-out — microtopping or epoxy

Alt 1: Microtopping 3 mm (Topciment Microdeck) in Pampas PA-K4 or Stone PA-K6 with PU satin sealer — more premium aesthetic, 7-day install due to coat-cure cycles.
Alt 2: Polished concrete L2 — only if existing slab is < 5 years old, hard-trowelled, and undamaged.
Retail fit-outs are downtime-sensitive (every closed day costs the tenant rent + revenue). Vinyl-flake epoxy is the fastest premium-look system; microtopping is the most premium-look but slower. Decision pivots on the brand brief and the lease's fit-out window.
