Mapei Mapefloor is the Italian industrial-resin-floor brand and Sika's largest European competitor at scale. The Bioblock silver-ion antimicrobial differentiator is engineered into Mapefloor matrices for healthcare and food-prep applications — a direct parallel to Flowcrete's Polygiene line (also Mapei-owned post-acquisition). For a 2026 IL specification choosing between Italian-channel resin floors and Swiss Sika depth, this is the brand profile.
The Mapei Group context
Mapei is one of the largest construction-products manufacturers in Europe — adhesives, mortars, sealants, admixtures, and the Mapefloor resin line. The 2018–2020 acquisitions added Flowcrete (with Polygiene PU-cement) and several adjacent brands, consolidating Italy's industrial-floor authority under one corporate umbrella. The competitive picture in 2026 is essentially two-way: Sika (with MBCC sub-brands) versus Mapei (with Flowcrete). The third leg is the divested standalone competitors and decorative specialists.
The product range
- Mapefloor I 302 SL
- Epoxy self-levelling 2–3 mm. The most direct head-to-head competitor to Sikafloor-263 SL. Standard industrial spec for dry to medium-wet floors. Available with Bioblock antimicrobial variant for healthcare.
- Mapefloor PU 410
- Polyurethane self-levelling 2–3 mm. Used where flexibility and thermal-cycling resistance matter more than chemical resistance. UV-stable with the right topcoat.
- Mapefloor CPU/HD (Cement-Polyurethane Heavy-Duty)
- PU-cement 6–9 mm trowelled. The direct competitor to Sikafloor PurCem HM-20 and Flowfresh HF (sister brand). R11–R13 slip, HACCP, steam-cleanable. Bioblock variant available.
- Mapefloor Comfort
- Mapei's residential / hospitality comfort PU floor. Competitor to Sika Comfortfloor PS-23. Self-smoothing 2.5–3 mm on elastic membrane.
- Planitop / Mapegrout / Eporip family
- Substrate repair mortars and epoxy crack-injection products. Used in conjunction with Mapefloor for full system specifications on existing concrete.
The Bioblock antimicrobial story
Bioblock is Mapei's own silver-ion (Ag+) antimicrobial additive technology, integrated into Mapefloor matrices since the early 2010s. The mechanism is the same as Flowcrete's Polygiene — slow Ag+ release across the floor's service life, binding to sulphur groups in bacterial cell walls. Independent test data shows similar >99.9% colony reduction across E.coli, S.aureus, Listeria. Mapei's marketing emphasis on Bioblock has been steady for over a decade; after the Flowcrete acquisition, the company effectively offers two parallel silver-ion antimicrobial lines for different channel preferences.
Where Mapei wins
- Antimicrobial spec with Italian heritage. Bioblock-enabled Mapefloor is the answer for hospital, dairy, and food-prep tenders where the spec language references "antimicrobial resin floor with engineered silver-ion." Either Bioblock or Polygiene closes this requirement under Mapei's umbrella.
- Price. Typically 85–95% of Sika's line-item cost at equivalent spec. For cost-sensitive tenders this difference moves the spec.
- Italian aesthetic depth. Mapefloor's decorative variants and the Mondéco terrazzo line (via Flowcrete) deliver visual range that Sika's industrial portfolio does not match.
Where Mapei loses
- IL channel depth. Mapei IL is real but thinner than Gilar's Sika network. For projects requiring large applicator pools or fast Hebrew documentation, Sika typically wins.
- Warranty enforcement infrastructure. Sika's claim-defense team is larger and more battle-tested. Mapei's IL warranty process is functional but less storied.
- Thermal extreme. Mapefloor CPU/HD competes with Sikafloor PurCem at parity but does not exceed Ucrete UD200's 200°C envelope. For thermal extreme, the spec defaults to MBS regardless of brand preference.
Final read
Mapei Mapefloor is the right specification when antimicrobial matters, Italian heritage matters, or cost-sensitivity drives a 5–15% saving over Sika. It is the wrong specification when IL channel depth or Sika's specific warranty infrastructure dominates the decision. For projects choosing between Mapei and Sika on substance, both close the requirement; the trade is channel and warranty risk versus material cost and antimicrobial differentiation.
