Three brands win 70%+ of European industrial floor tenders: Sika (Switzerland), Mapei (Italy, post-Flowcrete acquisition), and Master Builders Solutions (Germany, post-2023 Sika acquisition of the former BASF Construction Chemicals). On the spec sheet they look nearly equivalent. In tender practice the gap is real and consistent. This comparison maps the gap honestly: where each one wins, where each one loses, and what the post-acquisition consolidation means for IL specifiers in 2026.
The current corporate map
Two acquisitions in the last three years redrew this industry.
- Sika acquired MBCC Group (Master Builders Construction Chemicals) in 2023, after divestitures forced by EU competition authorities. Ucrete, MasterTop, MasterSeal, and most of the BASF Construction Chemicals portfolio are now Sika sub-brands — though several lines were divested to Cinven and operate as standalone competitors. The post-deal channel is still settling in IL.
- Mapei acquired Tremco CPG's resin-floor business earlier, bringing Flowcrete (Flowfresh + Polygiene), Mondéco terrazzo, and Deckshield car-park PU under the Mapei umbrella. Mapefloor and Flowcrete now share channel infrastructure.
Net effect: three brand families remain, but Sika has gotten larger and Mapei has gotten more specialised. Master Builders Solutions sells under its own name in some regions, under the Sika channel in others, and the IL specifier must verify which channel will actually deliver the product before tender close.

Sika — channel and warranty infrastructure
Sika wins on the parts of a project that do not appear on a TDS. In IL the brand has a single exclusive distributor (Gilar) with decades of relationships, technical sales engineers who visit site, Hebrew documentation prepared for tender, and a measurable applicator network trained at Gilar's facility. When the project goes wrong at month nine and the warranty needs to be exercised, Sika is the brand whose claim infrastructure actually delivers — they investigate, they pay where the substrate moisture was verified, and they have the legal team to defend against frivolous claims. The cost is a 20–40% premium over Mapei at equivalent spec and channel-driven lead times. For most IL industrial projects this is the right trade.
Mapei — when antimicrobial matters
Mapei owns the antimicrobial PU-cement category in 2026 — twice over. Mapei's own Bioblock silver-ion additive is engineered into Mapefloor lines for healthcare and food-prep applications. The Flowcrete acquisition added Polygiene silver-ion in Flowfresh PU-cement, with independent test data showing >99.9% E.coli / S.aureus colony reduction at the floor surface. For dairy, infant formula, pharmaceutical, and healthcare-grade kitchen tenders where the floor itself is a contamination vector, Mapei now has two engineered answers that no Sika SKU matches at parity. The trade-off: thinner IL channel infrastructure than Sika; specifying Mapei demands more upfront verification that the product will land on site with a trained applicator.
Master Builders Solutions — when the thermal envelope demands Ucrete
MBS retains Ucrete UD200 — the gold-standard heavy-industrial PU-cement, with peak thermal tolerance to 200°C at 9 mm and tested cryogenic spill resistance. Twelve-hour foot traffic cure is the fastest in the category. For meat-processing, brewery hot wash-down, and cold-store transition zones, Ucrete is the floor engineers actually specify when they have full freedom — it is the brand other PU-cements are measured against. The trade-off after the 2023 acquisition: distribution is ambiguous, the IL channel may route through Sika or through residual MBS importers, and the specifier must verify by SKU name and order paperwork, not by brand claim. The MasterTop epoxy and MMA lines compete head-to-head with Sika and Mapei equivalents on price but without unique differentiation.
Where each brand fails
Sika fails when…
- The spec requires explicit antimicrobial in the floor matrix. Sika has no PurCem-equivalent SKU with engineered silver-ion at parity to Bioblock or Polygiene.
- The thermal envelope exceeds Sikafloor PurCem's tested range (continuous > 120°C, cryogenic). Ucrete owns this corner.
- The budget cap is set against Mapei equivalent and Sika's 20–40% premium kills the line item.
- The decorative palette must be wider than DecoDur offers and the project is design-driven (microcement-style finish for retail or hospitality). Flowcrete Mondéco terrazzo or Topciment-style microcement brands deliver more visual range.
Mapei fails when…
- The thermal extreme exceeds Flowfresh's tested envelope (Flowfresh holds –40°C to 120°C; Ucrete handles 200°C). Cryogenic and hot-vessel zones default to Ucrete.
- The IL applicator pool for Mapefloor on the specific SKU cannot be confirmed before tender close. Mapei's IL technical infrastructure is thinner than Gilar's; verify or default to Sika.
- The owner's warranty enforcement appetite demands the largest infrastructure. Sika's claim-defense legal team is unique in this sector.
Master Builders Solutions fails when…
- The IL channel cannot deliver the product. Post-Sika acquisition this is more frequent than the Mapei or Sika alternatives. Always verify the order will land on the tender's timeline.
- The antimicrobial requirement is explicit. MBS has no Bioblock or Polygiene equivalent.
- The project is mid-spec (epoxy SL, MMA) and there is no Ucrete justification. MasterTop epoxy SL competes with Sikafloor-263 and Mapefloor I 302 SL on parameters but has no distribution advantage.
The selection sequence for IL projects
- What is the floor's hardest demand? Antimicrobial → Mapei. Thermal extreme → MBS (Ucrete). Channel safety + warranty enforcement → Sika. If none of these are decisive, the field is open on parameters.
- What is the IL applicator situation? Phone Gilar (Sika), Mapei IL, and the post-acquisition MBS importer. Confirm trained applicators are available for the build window. Often this step closes the spec before technical comparison even matters.
- What does the warranty actually require? ASTM F2170 moisture verification, ICRI CSP profile verification, approved applicator, documented surface preparation. All three brands publish the same conditions. The brand difference appears at the claim stage, not at the spec stage.
- What does the spec premium look like? Sika is the most expensive at parity. Mapefloor CPU/HD is the closest direct alternative to Sika PurCem HM-20 at typically 85–95% of the price. Ucrete is its own segment.
- Document everything. Substrate readings, photographs, applicator credentials, batch numbers. Warranty claims against any of these three are won or lost on documentation, not on the strength of the technical argument.
Final read
If the project is unspecified beyond "industrial floor, robust spec," default to Sika — channel safety, warranty infrastructure, applicator depth. If antimicrobial is a hard requirement, move to Mapei (Flowfresh or Mapefloor + Bioblock). If thermal extreme is a hard requirement, move to MBS Ucrete UD200. The three brands are not interchangeable above a certain spec tier — pick by the parameter your project does not negotiate.
